Georgia Tax Credit Available: Atlanta Get Ready!

Georgia statewide Homebuyer Tax Credit  has just been signed into law! Very exciting news for prospective home buyers throughout the state of Georgia and especially prospective Atlanta condo buyers.

As of May 11, 2009 House Bill 261 was signed into law and this Georgia homebuyer bill establishes an income tax credit against individual income tax for the purchase of an eligible single-family residence located in Georgia.

Below are some important factors to know for the Georgia Homebuyer Tax Credit:

-Not limited to first time buyers!!

-Georgia Credit and Federal Credit may be combined for eligible  candidates.

-Credit only applies to single family purchase.

-Eligible single family residences MUST be listed prior to May 11, 2009.

-Buyers that are closing between June 1 and November 30, 2009 are eligible.

-Amount of tax credit will be for 1.2% of the purchase price, with a maximum credit of $1,800 (whichever is less). Homes purchased for $150,000 or more will receive a maximum of $1,800.

-Tax credit cannot be applied to prior year’s tax liability.

-Investment property and second home are also eligible, but each taxpayer can claim the credit only once.

-No income limits

-No penalties if awarded.

Midtown Atlanta Condo Auctions

The auction of midtown Atlanta condos at Aqua will take place Saturday,  May 16 at The W Atlanta. What advantage is to be gained with these real estate auctions, where the opening bid is sometimes less than half the original asking price?

In a typical open market, one buyer may come along and negotiate one price - and the buyer for the next unit may negotiate a lower price. So, the buyer for the third unit will see that prices are going down, and try for an even better deal. But at a real estate auction, where 30 or 40 units are being sold all at once, a focused marketing event establishes the true baseline of the market price - and the perception of a great deal. This makes it more likely that when you resell once the glut of new condominium units is off the market, you will not be in a downward spiral on the pricing, and can build equity.

Atlanta Looking To Sue Mortgage Lenders

So let me get this straight, the City of Atlanta gorges itself on taxes rom properties that soar in value while increasing services and jobs for nephews during the housing boom. Then, when the bottom falls out of the market, it not the city’s fault, but the fault of the mortgage companies that Atlanta is broke and has over spent themselves?

Now they want to sue the mortgage companies o get lost tax revenue, because the mortgage firms lent to people that got foreclosed upon? The citizens of Atlanta should sue the Atlanta elected officials who squandered the surplus in the tax revenue that came in the door during the boom.

Atlanta Real Estate Auctions - Horizon

Our article about the real estate auction of 40 units at the Element at Atlantic Station generated a lot of interest from our buyers.

And why not? Atlanta condo buyers are looking for as many great deals as they can find now - and real estate auctions are one way to get a great deal.

Another Atlanta condo auction will take place on March 29.  The Horizon near Cobb Parkway will auction 40 units at the W Perimeter in Atlanta.  Check in begins at 12:00 that day, and the auction begins at 1:00 pm.  There is NO BUYER’S PREMIUM.  Contact me about previewing these incredible Atlanta condo residences before this opportunity is gone.

The Atlanta Journal-Constitution reported that a three bedroom townhouse at Element sold for $257,000. This is well below the original asking price of over $400,000. A two bedroom sold for $211,000, a significant savings off the $289,000 listed price.

In the short term, an auction is not good news for people who already own residences in the building because of the pressure on prices. But in the long term, it can benefit everyone, because it gets the units sold, and the building does not sit empty, which also devalues the property. Home Buyer Tax Credits - Questions and Answers

The first time home buyer tax credit of $8000 is generating a lot of interest among potential Atlanta  Condo buyers - and a lot of questions.

What’s interesting for all home buyers is the various initiatives in states right now - California just passed a $10000 tax credit for newly constructed homes available to ALL home buyers this year, in addition to the federal $8000 credit for first time home buyers. Delaware is considering mortgage and down payment assistance. Missouri is considering a $1000 credit for all home buyers, which is attached to a jobs bill. And on a more localized level, Philadelphia is offering up to $5000 for 300 new home buyers IF their employer matches the contribution. So far about 180 people have qualified under the Home-Buy-Now program. Philadelphia also has many properties that qualify for a 10 year tax abatement.

Keep watching your state and your city legislators - more help may be on the way.

Some questions that buyers have posed recently:

1. What happened to the federal $7500 credit? Can I claim that AND the $8000 credit too?

No. The $7500 credit can be claimed this year for purchases in 2008 - and it has to be paid back. The $8000 credit is for homes purchased in 2009 - and does not have to be paid back.

2. Who is a first time home buyer?

For the purposes of the $8000 first time home buyer stimulus credit, a first time home buyer is someone who has not owned a home within the past three years.

3. What happened to the $15,000 credit that was being talked about?

In the final stimulus bill, Congress reduced it to $8000, and allowed for credits on vehicle purchases. Many people in the building and real estate professions are lobbying for a full $15,000 credit for all home buyers - across all markets that would be a REAL jump start, especially in those areas where prices have fallen more than 50%. But hey, right now, it is what it is - grab it and go for it.

4. When do I see the money?

When you file your 2010 tax return.

5. What else can I do to get a great deal?
